Entry Gate Crasher

A white Toyota vehicle deliberately crashed into the entry gate (twice) trying to gain access to our neighborhood. Bob checked the gate this afternoon and the actuator arm is damaged beyond repair. The gate company will replace the arm.

We have the incident on video and will be reporting it to the HCSO.

Suspicious Truck

A white pick-up truck was parked this morning on Sea Rider Way. The truck motor was running with one person inside. A neighbor approached the vehicle and they drove off at a high rate of speed. Unfortunately, the neighbor couldn’t get the license number.

Please keep a watch for this vehicle.

Halloween Celebration in Sanctuary

Calling all Halloween princesses and super-heroes, ghosts and goblins to please join the Sanctuary Bunco Ladies for a super fun Halloween celebration.

Where:           Sanctuary on Livingston Pavilion

Who:               All Sanctuary residents and extended family

What:              Costume contest for the scariest, funniest and most original costume

Prizes awarded in 3 age groups

We will have cookies and juice boxes for the trick-or-treaters.  We request that you bring your chairs and Halloween candy to set up around Amazon Basin Bend so the kids can trick-or-treat.

Security Issues on Mexican Sun Drive

Trucks Crossing Private Property To Enter/Leave Sanctuary

I will be alerting the HCSO about two significant security issues on Mexican Sun Drive (cul de sac).  During the week, there are large trucks using an opening in the fencing behind two unoccupied residences to enter and exit the Sanctuary.  Although this is private property and not part of the Homeowners Association’s common property, I will be stringing some cable to temporarily close the opening until the County can come out to take a look.  This is not being done by the HOA since it is not our property.

I suspect the construction crews may just cut the new cables, so please be on the lookout for trucks using Mexican Sun Drive and either heading up Sea Rider Way toward Wildlife Run or taking Sea Rider Way toward Coastal Range Way.  If you see a truck entering or leaving illegally, please try to get as much information as possible (picture) and I will notify the County and Sheriff’s Office.

Partially Completed House Break-In

The second problem involves the partially completed house on Mexican Sun Drive.  Somebody is entering this house late at night on a regular basis.  A neighbor found beer bottles and other items in the house.  It is possible that homeless people have broken in.  You will notice in the pictures the windows are open.  A neighbor found the door open and went inside to close the windows, only to have them opened again by vagrants.  I will ask the HCSO to check on this house until the problem is resolved, and I plan to go by at night myself.

There are several small children who play on Mexican Sun Drive and Sea Rider Way, so please be extra careful.

I’ll ask our Block Captains to keep a watch on this situation.

 

HCSO Crime Update District 1

The Sanctuary on Livingston is located in the Hillsborough County Sheriff’s Office District One.  That area covers from County Line Road on the north to Bearss Avenue on the south.

Through July 2011:

  • Armed burglaries: 8 (up from 6 in June and only 2 in May)
  • Residential burglaries: 85 (down from 96 in June)
  • Vehicle burglaries: 98 (GROWING — up from 76 in June and 48 in May)
  • Burglary & Assault/Battery:   4 (up from 2 in June)
  • Robbery of a person: 12 (same as June)
  • Robbery home invasion:   2 (was 1 in June)

In July, there was an increase in theft of air conditioning units to get the copper.  In just the north, central area of District 1, there were 14 AC units damaged.  A lot of theft was near Dale Mabry and Fletcher Ave.  

In one incident, witnesses thought it was a cleaning or maintenance crew.  Witnesses observed a mid-1990’s Ford (possibly an F-250) extended cab two-tone color with a maroon top and lighter color bottom.

These are not all the statistics, but it gives you an idea of why the Neighborhood Watch Program and your participation is so important.

 

Propane Gas Smell

A neighbor on Coastal Range Way near Bamboo Basin Way reported a strong smell of propane gas.  The management company was informed, however, since we don’t have gas piped into the neighborhood, it’s likely an individual’s leaking tank.  I investigated about 90 minutes after the report and could no longer smell it.

Kids on Motorcycle in Circle

On Sunday, a neighbor reported a teen riding a red motorcycle and pulling another teen on a board in the park area on Amazon Basin Bend. It was after the rains, so it’s likely the grass was damaged (I’ll check).

The neighbor reported this same teen has been seen on other occasions in our community, possibly entering through open areas of the fence from the watershed area.  As you may know, we’ve had the grass torn-up in the park before, so please keep a lookout for this person in the future.

If you see this individual (or anyone) riding in the park area, please call the HCSO at 813-247-8200 and text 813-579-0235 immediately.  If possible, get a description and even take a photograph.  I will notify the HCSO we are watching for future problems with this person.

Sanctuary Clean Up Weekends

The dumpster is (very) full and just about all the junk on lots has been removed.  We will make arrangements for the tree branches to be taken away too.

Power Outage & Gates

As we all know too well, the power was knocked out for over 3 hours on July 28th.  Reportedly, a crew working on tree trimming hit a line on Livingston Ave.

Normally, the gates will automatically open upon a power outage.  For some reason, the entrance gate did not, and somebody disengaged the arms from the motors to keep the gates open.  Last night, I was able to reattach the arms and both gates are working again.  We’ll check on why the one gate didn’t remain in open position.

Sanctuary Projects Update

We have a lot of projects underway.  This includes what we call the “Beautification, Health and Safety Program,” front gate replacements, Declarations updates and many others.  Bob provided an update that I posted on our website:

Due to a delay by Hillsborough County in getting dumpsters for our clean up, we had to postpone the debris removal.  Dumpsters should be here in the next couple of days, and the company contracted to pick up the large piles of construction material should begin removal on Friday.

This coming weekend, the Association is again looking for volunteers.  Remaining projects to be completed include:

  • Patch cracks in the Pavilion
  • Clean and paint fire hydrants
  • Place neighborhood junk into dumpsters (weekend of the 30th – 31st.)
  • Remove the following items (heavy construction items to be removed by contractor):
  • Old Realtor signs (2806 Coastal Range – OK)
  • Guard House refuse
  • Old Bulletin Board at front entrance
  • Straighten up sign posts and replace/paint stop signs.
  • Tighten cable and put-up stop sign at end of Chase Jackson Court.
  • Pick-up and dispose of tires at county dump location
  • Epoxy Picnic bench (weekend of the 30th – 31st)

    Website had 3,500 page views since June 26

    Website utilization continues strong.  We’ve had 543 visits with an average of 6.45 pages viewed per visit.  That’s pretty encouraging that our visitors viewed that many average pages for each visit.  That equates to 3,500 total page views.  There were 209 what Google calls absolute unique visitors.

    I track most of the pages.  Our Association Blog, Community Forum and Facebook page are not in these results.  I also separately track logins.

    Meeting held to discuss updates to Declarations

    Members approved changes to the Declarations of Conditions, Covenants and Restrictions (Declarations) during the April 30th Member Meeting.  Members asked for additional clarification on several items, and the statement in the Declarations regarding quorum requirements was not in agreement with Florida Statute Chapter 720 provisions.  It was noted that the Florida Statutes are controlling in such situations, however, the Board agreed to update the Declarations and asked Tom Sweet to lead a task force to accomplish that effort.

    Several Members participated in a meeting held on Saturday, July 23 from 10:00 am until 1:00 pm at the Lutz Library.  The group reviewed the various Association documents (i.e., Articles of Incorporation, By-Laws, Declarations and Florida Statute 720) and provided several suggestions for improvement.

    Tom Sweet is preparing an update to be reviewed by the task force.  An update will be provided during the August 8th Board Meeting.

    Gate Problem Fixed at 9:45 PM

    Neighbors reported the gates would not open when using the keypad.  The system responded with “Access Granted,” but the gate would not activate.

    Bob Hornbeck and I checked the system and found a minor problem that was fixed.

    Weekend Gates Open

    Several people have contacted me about the gates being open Friday and Saturday nights for a period of time.  Gates were opened at the request of a member who was having a moving sale.  We weren’t aware in advance to notify the Neighborhood Watch group.

    Somebody banged on a neighbor’s door at 10:00 PM

    Another neighbor reported this morning that they heard a bang on their door at 10:00 PM, just a short while after somebody rang a doorbell on Wild Water Cove at 9:20 PM.  The later incident happened near Amazon Basin Bend on Coastal Range Way (the end closest to Jacobs River Run).
